For most people, building your own home is the dream of a lifetime. Not only do you get to own your own space - you get to design it so that every last corner, floorboard, and nail are exactly what you want. It's hard to imagine something more fulfilling or empowering.
Unfortunately, there are lots of missteps that people can make when designing the home of their dreams that can make it more of a nightmare down the road. There's no way to plan for every scenario, but there are common pitfalls that you can avoid by planning ahead and consulting with experts.

Choosing the wrong site for the home you want

 Just because you fall in love with a particular site doesn't mean that it's right for the home that you want to build. Ideally, you don't want your contractor - or you! - fighting against the natural lay of the land and trying to make it conform to your home, but rather the other way around. Not doing this can leave your home at the mercy of Mother Nature, and you don't want to be on her bad side.

Creating an impractical floor plan

Sometimes, in the excitement of getting to design their own home, people don't really think clearly about what they are doing. Like putting the laundry room next to the living or dining rooms where they are likely to be entertaining guests. Or having a huge master bedroom and bath that has practically no closet space. Some people even find that neglecting to find a space inside for their trash is a bad idea because it attracts pests.
 

Neglecting local building codes

If you neglect to look into the building codes for your home's area, you open yourself up to a whole host of problems. Not only can you find yourself on the hook for fines and even possible legal action, but you might discover that some of the codes are there because of specific problems in the area that are designed to protect you from bugs and wildlife.
 

Cutting corners

Pretty much without fail, the house you design is going to end up costing you more than you estimate that it will. Because of this, it's always wise to add in some money as a buffer. And not just a few hundred bucks - more in the neighborhood of $10,000. If you don't do this, you could find yourself trying to borrow more or (more likely) cutting corners on some parts of the job that don't seem quite as important. But seemingly small things like neglecting to seal wood or leaving small cracks open can cost you more money in the long run while putting out a welcome mat for pests.

Paying before the job is done

You have no idea how many homeowners wish they could go back in time and reverse this mistake. It's quite common for contractors to ask for money in advance - especially if they need to purchase materials for the job - but you have to be very careful about how much you give them or you're just asking for trouble. The problem is that once contractors have that money in their hand, there's little incentive for them to come back to finish the job other than you filing a complaint against their license or publicly creating a bad review. You're likely to end up with weeks or even months of back and forth as you keep trying to schedule dates and they keep cancelling. This is probably even worse for pests than cutting corners because even something as small as incomplete molding can act as a huge encouragement for them to set up shop.
